Connecticut property taxes by town
Every town’s mill rate for July 1, 2026 to June 30, 2027, from the Connecticut Office of Policy and Management, with what each means for a $400,000 home. Rates range from 9.8 mills in Salisbury to 69.95 in Hartford.
Estimate the property tax on a home
- Assessed value (70%)
- $280,000
- Mill rate, 2026-27
- 31.8
- Yearly tax
- $8,904
- Per month
- $742
An estimate. The actual bill uses the town assessor’s value from its last revaluation (not the sale price), and parts of some towns add a fire, sewer or other district tax.
How the tax is worked out
- Assessed value. The town assessor values every home and assesses it at 70% of that market value. Towns revalue at least every five years, so the assessment can be well below today’s price.
- Mill rate. Each town sets its rate with its budget. One mill is $1 of tax for every $1,000 of assessed value.
- The tax. Assessed value × mill rate ÷ 1,000. A $400,000 home is assessed at $280,000; at 30 mills that is $8,400 a year.
- Extras. Parts of some towns pay a fire, sewer, lake or other district tax on top, and exemptions (for veterans, seniors and others) can lower a bill.

Quick answers about Connecticut property taxes
- How are property taxes calculated in Connecticut?
- Towns assess homes at 70% of their market value as of the town's last revaluation, then multiply the assessed value by the mill rate and divide by 1,000. A home valued at $400,000 is assessed at $280,000; at 30 mills that is $8,400 a year.
- What is a mill rate?
- A mill is $1 of tax for every $1,000 of assessed value. A mill rate of 30 means $30 for each $1,000 of assessed value.
- Which Connecticut town has the lowest mill rate?
- Salisbury, at 9.8 mills for fiscal year 2026-27, followed by Greenwich (10.125), Washington (10.85), Sharon (11.15) (Connecticut OPM).
- Which Connecticut town has the highest mill rate?
- Hartford, at 69.95 mills for fiscal year 2026-27, followed by Hamden (53.67), East Hartford (47.24), West Hartford (46.77) (Connecticut OPM).
- What is the average mill rate in Connecticut?
- The simple average of the 168 towns that reported a rate for fiscal year 2026-27 is 27.25 mills. It is not weighted by population or home values.
- Is the tax on my bill the same as this estimate?
- Not exactly. Your bill uses the assessor's value from the last revaluation, not your purchase price, and parts of some towns add a fire, sewer or other special district tax. Exemptions (veterans, seniors and others) can lower it. Your town's assessor and tax collector have the exact figures.
